What procurement and FF&E covers

Everything in the room that is not the building.

FF&E stands for furniture, fixtures and equipment. Procurement is the work of specifying each item, sourcing it at trade, placing and tracking every order, then managing delivery and installation. Ilze Reinke Interiors handles all of it as one accountable service.

01

Furniture and joinery

Layered living room scheme

Specified to the scheme

Considered, not bought in a hurry

02

Lighting and fixtures

Decorative and architectural lighting, taps, ironmongery and the small details that make a room feel finished.

03

Soft furnishings

Curtains, blinds, upholstery, rugs and bed dressing, made and fitted by trusted workrooms.

04

Art and accessories

The final styling layer. Sourced, placed and photographed so the home feels complete on day one.

How the trade model protects your budget

Better buying, fewer mistakes, one invoice trail.

Working through a designer gives you trade access, professional specification and a single party who is accountable if something arrives wrong. The result is usually a calmer project and a sharper spend, not a more expensive one.

Buying direct at retail compared with designer led procurement
Buying direct, room by room Ilze Reinke Interiors
Pricing Full retail, paid item by item Trade pricing across the whole specification
Specification Guesswork on scale, fabric and lead time Measured, drawn and pressure tested before ordering
Orders and tracking Dozens of suppliers to chase yourself One schedule, every order tracked to the door
If something is wrong Your problem to resolve We handle returns, remakes and snags
Installation Flat packs and a free weekend Delivered, built, placed and styled
The model, plainly

A design fee, then trade buying with a managed margin.

Ilze Reinke Interiors charges a design fee for the creative and technical work, then sources at trade and applies a procurement margin of forty per cent or more on items handled on your behalf. Across a typical project of fifty thousand to one hundred thousand pounds, that buying power and oversight routinely offset the margin, because pieces are ordered once, correctly, with no costly retail mark ups and no expensive mistakes. Projects start with a fifty per cent deposit and the balance falls due on completion. The smallest projects we take on sit in the ten thousand to twenty five thousand pound band, and the most rewarding run well beyond. Every figure is set out before a single order is placed, so the procurement spend is visible and agreed from the start.

50%

Deposit to begin

A clear, simple structure. Fifty per cent to start, the balance on completion. No surprises in between.

Residential and hospitality

The same care, two very different briefs.

Procurement for a family home is led by how people actually live. Procurement for a boutique hotel is led by durability, guest experience and a programme that works around occupancy. We do both.

For homes

Built around personality, family and lifestyle

Pieces chosen to suit how a household lives, not how a showroom looks. Comfort and longevity first, with the budget steered toward the items that earn their place.

For boutique hotels

Contract grade, guest ready, phased to your calendar

Specification that meets contract standards for wear, fire and cleaning, sourced and installed in phases so trading is never fully interrupted.

Named work

Twenty years of rooms that were delivered, not just drawn.

Two boutique hotel projects, named with permission. Select a project to see the scope.

How procurement works with us

Four stages, one accountable studio.

Procurement runs as a clear sequence. We learn the brief, specify and cost every item, place and manage the orders, then deliver and style the finished space. You approve at each stage and we carry the detail in between.

  1. Discovery

We understand the home or property, how it is used, the budget and the timeline. A private discovery call begins it.

  2. Specify and source

Every item drawn, costed and sourced at trade, presented as one schedule for your sign off.

  3. Order and manage

Orders placed, lead times tracked, deliveries coordinated. Snags and remakes are handled by us.

  4. Install and style

Delivered, built, placed and dressed. You walk into a finished room, not a pile of boxes.

Interiors shaped around personality, family and lifestyle, not fashion.

Ilze Reinke, founder

Procurement is where good intentions either land or fall apart. After twenty years, the difference we offer is not a longer mood board. It is the discipline to get every piece ordered once, correctly, and into the room on time.

Questions, answered

Procurement and FF&E, in plain terms.

FF&E stands for furniture, fixtures and equipment. In practice it covers everything that is not the building itself, from sofas, beds and lighting to curtains, rugs, art and accessories. Ilze Reinke Interiors specifies, sources and manages all of it, so a single studio is responsible for the finished room rather than a dozen separate suppliers.

Usually, yes, once the whole picture is counted. You gain trade pricing, professional specification and one party accountable for getting it right. Across a typical fifty thousand to one hundred thousand pound project, ordering each piece once, correctly, tends to offset the procurement margin that retail buying and costly mistakes would otherwise add.

There is a design fee for the creative and technical work, then trade sourcing with a procurement margin of forty per cent or more on items handled for you. Projects begin with a fifty per cent deposit and the balance is due on completion. Every figure is agreed before any order is placed.

The most common projects sit in the fifty thousand to one hundred thousand pound band. The smallest we accept is around ten thousand to twenty five thousand pounds, and the most rewarding run well beyond. Both full homes and boutique hotel refurbishments are welcome.

The studio is based at Tamworth in Staffordshire and works across Staffordshire, Cheshire, the Cotswolds, Cheltenham and London, with selected projects further afield. Procurement and FF&E can be managed remotely with planned site visits where distance calls for it.
